Who this policy covers

This notice applies to the operator of this MABA SUITEZ enquiry website and the enquiries received through it. EXSIM’s own notice applies to information you provide directly to EXSIM.

Information collected

The enquiry form asks for your name, telephone number, preferred layout and contact consent. Email is optional. It also sends a random enquiry reference and uses a hidden field to help detect spam. We receive information you choose to send in later calls or WhatsApp messages. Please do not submit identity documents, bank details, card details, passwords or sensitive personal information through this form.

Hosting and communications providers may process IP addresses, browser/device information, request timestamps and security logs to operate their services. The site does not ask for access to your device contacts or precise location.

Purposes and your choices

Your details are used to respond to your MABA SUITEZ enquiry, supply requested pricing and floor plans, arrange a requested discussion or viewing, and manage related follow-up, consent, corrections, complaints and security. We do not use this form consent for unrelated property campaigns or sell your contact details.

Recipients and service providers

Access is limited to people handling this enquiry and service providers needed for website hosting/security, form delivery, email and your chosen communication channel. These include Namecheap hosting infrastructure, FormSubmit, Google/Gmail and, if you choose WhatsApp, WhatsApp/Meta. Data may also be disclosed when lawfully required by authorities or to professional advisers where necessary to address a dispute. We do not automatically forward the form to EXSIM. If a referral to a developer or another sales representative is needed, we will explain it and seek your permission where required.

Providers may process information outside Malaysia. Applicable cross-border transfer requirements and appropriate safeguards must be observed; this notice does not waive your statutory rights. Provider processing is also subject to their own terms and privacy notices.

Retention and security

Enquiry details should be retained only while needed to handle your request, agreed follow-up, legal obligations or a dispute, and then deleted or anonymised. Retention depends on those purposes; this website does not implement automatic deletion from the enquiry mailbox, WhatsApp or providers’ backups. You may request deletion or ask the operator to explain continued retention.

HTTPS, server-side input validation, limited form fields and a private notification destination help protect submissions. Account access and retained correspondence require appropriate protection by the operator and service providers. No internet or email system can guarantee absolute security. Where a breach occurs, applicable investigation and notification duties must be followed.

Cookies, analytics and external links

The landing page currently includes no Google Analytics tag, Google Ads remarketing tag, Meta pixel or advertising-cookie script. Fonts and project media are hosted with the site. Hosting or security services may use essential cookies or logs. External websites you visit through links, including Maps, EXSIM and WhatsApp, operate under their own policies. If optional advertising or analytics tools are introduced, this notice and any required consent controls must be updated before they are used.

Your rights and contact

Subject to Malaysian law and applicable exceptions, you can request access, correction, withdrawal of consent, cessation of direct marketing, deletion where appropriate, or data portability where applicable.
